Property Condition Assessment
A Property Condition Assessment (PCA) is a systematic inspection, evaluation, and report of a building on the overall state of the structure, interior, and systems. SR Duffie Consulting (SRDC) has provided PCA’s to banks, developers, municipalities, non-profits and private owners for the purposes of general knowledge of a property, potential future purchase, due diligence, capital planning and/or maintenance planning. This can be a focused inspection on a certain area or issue within a building and/or a complete evaluation of the entire site and building. The report describes each component in detail, assesses the current condition, evaluates the expected remaining life, explains needed repairs and in some instances provides projected costs for improvements. To develop our knowledge and opinions of the property, SRDC conducts a thorough inspection of the site and building, then utilizes any building documentation, such as construction documents, past reports, or maintenance records, to provide a detailed explanation of our findings.
